Repair or Reroof?

How do you know if you need a new roof? Can you repair your current roof?
  • Age - Age is the largest indicator of whether you need a new roof or not.

  • Leak History - If you have moisture infiltration you need a new roof so the moisture does not cause more damage to your decking and insulation.

  • Type of Roof - Different roof systems have different life expectancies. You should consider how long your roof system is supposed to last.

How do you prepare for a reroofing?

It is always recommended to call a qualified roofing company. Make sure you call a commercial roofing company, there is a difference between commercial and residential roofing companies.
Make sure you get multiple quotes. Anytime you do a project it is always recommended to get multiple quotes. Even the best roofing companies can overlook items when putting proposals together.
A third party or consulting company can be hired. We only recommend hiring a third party company or consultant in extremely difficult situations. Consulting companies add more cost to projects and sometimes require unnecessary installation methods. The majority of the time reputable roofing companies can handle all your needs.

When getting a new roof there is a lot that goes into the roofing system. Here are different parts of the roof that you will want to consider when purchasing a new roof.
  • Slope - Is your roof structurally sloped or sloped with insulation?

  • If your roof is structurally sloped your roof relies on the structure of the building for drainage. If your roof is not structurally sloped it is relying on tapered insulation for drainage. Although they are called “flat” roofs, you It would be nice if we had photos for each of these items. always want some slope so the roof can drain properly.

  • Decking - Does your decking have any rust from prior leaks? Will you need to replace any of your decking?  Does your decking have deflection that may cause ponding?

  • If you roof is in bad condition and had previous leaks your decking may be damaged. Decking replacement can get very expensive. The decking needs to be reviewed from the underside or from core samples.

  • Insulation -  What R-Value are you trying to achieve?  Do you need to add sloped insulation to cure any settling?  Is any of your existing insulation damaged from prior leaks?  What is the code for your region?

  • You want to make sure you have enough insulation on your roof to meet code. Adding insulation will also help with energy efficiency. You may need to raise units and gas lines if you add insulation.

  • Roof Systems - What type of roof system do you currently have?  Are you going to tear off the entire existing roof system or go over it with the new system?

  • Can the reroofing project take place during normal business hours? Do you have any interior protection requirements?

  • Depending on the customer's needs roofing can take place during non business hours, or special adhesives can be used to help with odor if you have large intakes on the roof.

  • Layover or Full Reroof

  • Are you going to install a new roof over your existing roof or tear off the old roof down to the substrate?

  • If your existing roof has moisture in the roof system or if your decking is in bad condition a full tear off is recommended. If your existing roof is in good condition and does not have moisture in the system you can lay over the old roof to save money.

  • Edge Details

  • What color do you want your new edge metal to be? Do you want your gutters and downspouts to be replaced?

  • On a reroofing project the edge metal always comes into play. You want to think about what condition your current edge metal is in and what colors you may want to use.

  • Rooftop safety and Accessories

  • Does your roof have any units close to the edge? Do you have good roof access? Do you have roof protection around your units?

  • During a reroof you can add safety and protection to your roof to prevent future damage and keep works safe if they are servicing equipment on your roof.
